- ADVICE AND GUIDANCE
We will asses your property and advise on its current rental value, recommend the standard of presentation required to attract a suitable quality tenant and guide you through the Tenancy Regulation and compliance to Current Safety Legalisation. You should advise your Lender, Property Factor (if applicable), Buiings and Contents Insurer of your intention to Let.
- MARKETING
In addition to full colour window display advertising in our branches, and clear and concise national press advertising, we keep a register of Re-Location Agents, Tenant Companies and quality tenants, who will be informed of your property by regular telephone contact and direct mailing, backed up by our full accompanied viewing service.
- TENANT REFERENCING
This begins verbally at the viewing stage. Then a reputable referencing agency (employed by us) will provide an independent financial assessment including credit search, verification of income and personal referee response.
- PROTECTING THE CONDITION OF YOUR PROPERTY
A professional Inventory Clerk will provide a full Inventory And Schedule Of Condition of your property prior to commencement of the Let. The tenant is required to sign in acceptance, and this original will be used to assess dilapidations on the date of vacation.
- TENANCY AGREEMENTS
On your behalf, we will draft the required Tenancy Agreement (together with relevant notices, if applicable) in accordance with current Legislation, to protect your legal interests. We will collect a Security Deposit equivalent to one and a half months rent, together with the first months rent in advance. Rent will be collected per calendar month thereafter.
- RENT TRANSFER AND ACCOUNTING
Our fully computerised "in house" system enables us to collect rent from the tenant, and transfer accounts to the Landlord within five working days of receipt, accompanied by a monthly statement of account.
- PROPERTY MANAGEMENT
We will read meters advise Service Providers of the Tenants occupation and vacation dates and arrange for payment of applicable accounts. We will agree with you on our scope of responsibility in arranging repairs. We can use our Approved Contractors or those nominated by you. We will check your property on a two monthly basis, to ensure that it is being looked after in accordance with the Tenancy Agreement. We will provide written reports to you as required, and we will return to assess dilapidations at the date of termination, in line with the original singed inventory. Outwith general wear & tear, your tenant is responsible for relevant dilapidations where applicable.
- INSURANCE
You are required to provide relevant Buildings Insurance and Contents for your own items. We can offer a comprehensive range of Landlord Insurance policies, all of which are detailed in the leaflet provided.
- TAX
You are required to liase with the Inland Revenue whether you are a Resident or Non-Resident Landlord, and a leaflet drafted by the Inland Revenue is provided.
- SAFETY REGULATION
All Landlords are required to comply with Current Safety Regulations, details of which are provided. We can arrange for all relevant checks to be carried out, if required.
- CHARGES
We believe in quality of service and value for money. We can provide full colour brochures (with floor plans and location map) in a choice of designs. Our press advertising is available in both lineage and photograph format.
Our Tenant Find/Set Up charges are assessed in accordance with the most effective marketing campaign required, and would typically be 50% of the first months rent. Our monthly management charge is based on an assessment of the individual property and your specific requirements and would typically be between 12% and 15% of the monthly rental income.
VAT at the prevailing rate will be charged on all of the above.
